Taunus Suites Boardinghouse in Oberursel





I. Scope

  1. The following General Terms and Conditions apply to all accommodation contracts concluded between Boardinghouse Taunus Invest GmbH (hereinafter referred to as “Boardinghouse Taunus Suites”) and third parties (Guests). These terms are clearly displayed at the reception, can be requested by the guest, and are available at https://taunussuites.de/AGBs/.
  2. They also apply to all further services and deliveries provided to the guest.
  3. Subletting or re-letting, or use for purposes other than agreed, requires prior written consent. Section 540(1) Sentence 2 BGB does not apply to businesses.
  4. Customer terms only apply if agreed in writing.

II. Contract, Liability, Statute of Limitations

  1. The contract is concluded by acceptance of the guest’s reservation by Boardinghouse Taunus Suites. A written confirmation is optional.
  2. If a third party makes the booking, both guest and third party are jointly liable.

III. Services, Prices, Payment, Set-off

  1. Prices include VAT. If more than 4 months pass and general prices increase, the agreed price may be raised by max. 15%. Tourist tax is invoiced separately.
  2. Invoices are due immediately. Late payment allows for interest charges and contract termination.
  3. Further damages may be claimed.
  4. Advance payments may be requested at any time.
  5. Changes via booking platform buttons are free. Email or phone changes cost €50 per request if accepted.
  6. Lost property processing costs €30 plus shipping.
  7. Set-off is only possible with undisputed or legally determined claims.

IV. Cancellation by Guest

  1. Booking portal policies apply. Otherwise, 90% cancellation fee applies. Guest may prove lesser damage.
  2. If damages are calculated, they are limited to saved expenses and rebooking revenue.
  3. If the guest has a cancellation option, no compensation is due if cancelled in time and in writing.
  4. More favorable policies on portals apply if agreed.
  5. No refunds for early departure after check-in.

V. Cancellation by Boardinghouse

  • If the guest has a cancellation option, the same applies to Boardinghouse Taunus Suites under similar conditions.
  • Missed advance payments entitle cancellation.
  • Cancellation is permitted for:
    • Force majeure or uncontrollable circumstances
    • False booking details
    • Concerns over safety, operations, or reputation
    • Violations of I.3
  • No damage claims arise from valid cancellations.

VI. Apartment Use, Check-in and Check-out

  1. No entitlement to specific apartments.
  2. M and S apartments max. 2 people, others max. 4. Over-occupancy costs €100 per person/night. Guest may prove lesser damage.
  3. Check-in from 15:00.
  4. Check-out by 11:00. Later usage incurs 50% or 100% charges. Guest may prove lesser damage.
  5. Stay extensions require new bookings. Silent extensions are invalid. Boardinghouse may reclaim possession and store items.
  6. Long-term guests (6 months) must schedule a joint handover 1–2 days before departure. Otherwise, Boardinghouse records are binding.

VII. Guest Liability

  1. Guest is liable for damages unless caused by Boardinghouse or third parties assuming liability.
  2. Third-party equipment is procured on behalf of the guest. Guest is liable and indemnifies the Boardinghouse.
  3. Guest must obtain permits for events and pay fees like GEMA directly.
  4. Internet is free; guest is liable for content accessed. Logs may be provided to authorities.
  5. Video surveillance exists in entrances, corridors, emergency routes, and garage. Data may be provided to authorities.
  6. Garage follows road traffic rules. Boardinghouse is not liable for damages by guest or third parties.

VIII. Liability of Boardinghouse

  1. Liability limited to intent/gross negligence in non-typical services. Guest must help mitigate issues.
  2. Liability for belongings: up to €3500 total or €800 for valuables. Immediate reporting required (§703 BGB).
  3. No limit if loss caused intentionally.
  4. No liability for parking unless grossly negligent.
  5. Mail is handled only with mutual consent. No liability unless gross negligence.
  6. Claims expire after 1 year from booking end. Guest must report damages promptly.
  7. Liability limits also apply to pre-contractual breaches.
  8. No liability limits for injuries or loss of life caused by negligence or intent.

IX. House Rules

  1. No pets allowed on premises.
  2. Non-smoking facility including balconies and terraces. Smoking only allowed at the main entrance, respecting quiet hours (22:00–06:00).
  3. Guest must indemnify Boardinghouse for internet-related legal violations.
  4. Balcony and terrace use allowed only between 08:00 and 22:00.
  5. Garage booking only possible during check-in. No prior or post usage allowed.
  6. Garage entry with vehicle only allowed if pre-booked. Use main entrance/lift for loading.
  7. Bikes may only be parked in designated garage areas. Not allowed elsewhere on premises.
  8. Violations incur €100 penalty. Guest may prove lesser or no damage. Further claims and termination rights reserved.

X. Final Provisions

  1. Contract amendments require written form. Waiver of form also requires writing.
  2. Place of performance/payment: Bad Homburg.
  3. Exclusive court: Bad Homburg if guest is a merchant or lacks domestic jurisdiction.
  4. German law applies.
  5. If a provision is invalid, the remainder remains. Invalid parts are replaced by equivalent lawful terms.
